What’s involved
An Electrical Installation Condition Report (EICR) is a snapshot of the safety of an installation at a point in time. Landlords are legally required to hold an in-date EICR for every let property in England (every 5 years, or sooner if recommended). Homeowners selling a property are increasingly asked for one too. We test every circuit, document every observation, and give you a clear C1/C2/C3/FI coding so you know what is dangerous, what is non-compliant, and what is just an improvement opportunity.
Pricing guidance
1–2 bed flat: £130–£170. 3 bed house: £170–£220. 4–5 bed house: £220–£300. Includes the certificate, full schedules, and a written remedial quote if anything is coded C1/C2/FI.
Final price is fixed before we start. We do not charge for on-site quotes within the local area.

Common questions
How long does an EICR take?
1.5 to 4 hours depending on the size of the property and how easy the consumer unit and accessories are to access. The power is off in chunks during testing.What does a C1, C2, C3 mean?
C1 = danger present, immediate action needed. C2 = potentially dangerous, must be fixed for the report to be 'satisfactory'. C3 = improvement recommended (does not fail the report). FI = further investigation needed.Will an EICR pass or fail?
We mark the report 'satisfactory' or 'unsatisfactory' based on whether any C1, C2, or FI codes are present. C3 codes alone do not fail the report.Do I need to be at the property?
Yes for at least the start and end. The middle of the inspection we are quite happy on our own — we just need access to the consumer unit, every circuit's accessories, and the meter.Can you fix any problems found on the same day?
Small remedials (replacing a missing socket front, retightening loose terminals) yes. Larger remedials (rewiring a circuit, replacing the consumer unit) we quote separately so you can decide what to do.Will my EICR be accepted by my letting agent or council?
Yes — we issue the BS 7671 standard form, signed and dated, with our qualifications listed. Reading Borough Council and the major letting agents accept our reports without issue.
