What’s involved

Bathroom fans need to suit the zone they sit in (zone 1 above the bath needs IP65, zone 2 needs IP44, zone 3 outside the bath area is more relaxed). We fit timer fans with humidity sensors, run them on the lighting circuit or a separate fused spur, and route the duct properly so condensation does not run back. Smoke and heat detectors are increasingly required by Building Regs and by lettings law in Scotland and Wales — we install BS 5839 Part 6 grade D systems with mains feed and 10-year battery backup, all interlinked so they all sound when one detects.

Common questions

• Do I need an electrician to fit a bathroom fan?

  Yes — bathroom electrics are a 'special location' under BS 7671. Zoning, IP rating, and supplementary bonding all need to be right.
• What is the difference between a smoke and a heat detector?

  Smoke detectors react to smoke (fitted in halls, landings, bedrooms). Heat detectors react to a temperature rise (fitted in kitchens and garages where smoke from cooking would cause false alarms). Both interlinked so any single device triggers all of them.
• Are my battery-only smoke alarms still allowed?

  For owner-occupiers, yes — but new builds and rentals increasingly require mains-powered interlinked. For an extra £200–£400, the upgrade is meaningful peace of mind.
• Can you ducted-route the fan through the loft?

  Yes — and we use insulated ducting where the loft is unheated to reduce condensation. We leave the duct properly clipped, not just laid loose on top of insulation.
